I'm a quality/compliance manager at a commercial generator dealer. I review every installation before it goes live—roughly 200 systems a year. In 2024, I rejected 6% of first-time installations because of incomplete load tests or missing documentation. This checklist is based on those rejections.
This checklist is for facility managers, property teams, and B2B buyers who are ready to sign for a Generac generator. It follows the same order I use before I approve a job. Seven checks.
1. Match the Generator to the Building Load
Before you look at the cost of a 22kw Generac generator, do a load calculation. A 22kW unit is not automatically better. For a warehouse with lighting and refrigeration, it might be right. For a small office with a few window AC units, it's expensive to buy and expensive to maintain.
When someone says a Generac 20k generator, they usually mean a 20kW unit. Ask whether the rating is on natural gas or propane. Generac rates many air-cooled models lower on natural gas than on LP. Two quotes can look the same and be specifying different fuel outputs.
If you only need temporary power while a permanent unit is being installed, a 12k portable generator is a reasonable stopgap. It doesn't replace an automatic standby system, but it can keep a small panel and a few loads running. Keep it outside and away from intake vents.
2. Ask for a Line-Item Price
Here's the thing: a lump-sum price hides more than it reveals. I'd rather see $16,000 written out as $6,500 equipment, $2,100 transfer switch, $3,200 electrical, $1,400 gas piping, $900 concrete pad, $650 permit, and $1,250 labor than see $12,500 with no breakdown. Why? Because the breakdown tells you what is included and what isn't.
Ask this exact question: What's NOT included? That question catches the trenching, the extra wire run, the main panel upgrade, and the utility inspection.
From dealer quotes we reviewed in January 2025, an installed 22kW Generac generator typically lands in the $11,500 to $17,500 range. The equipment alone runs roughly $6,500 to $9,500. That range moves with region, fuel line length, and transfer switch requirements. Verify current pricing before you budget.
Everything I'd read said get three quotes and pick the middle. In practice, clarity beats price. A vendor who lists all fees upfront, even if the total looks higher, usually costs less in the end. Put another way: transparency is a design feature. (which, honestly, is rare enough that I notice it.)
3. Verify Airflow and Filtering Before Installation
Generators need clean combustion air. If the installation plan includes a filter rack in the generator room or intake louver, make sure the filter size and type match the manufacturer's airflow requirements. A 20x36x1 filter is common in commercial mechanical rooms, but the MERV rating matters more than the size. Use MERV 8 unless the equipment specifically allows a tighter filter. A high-MERV 20x36x1 filter can restrict airflow enough to cause higher engine temps and derating.
Also check clearances: 36 inches in front of the generator, 18 inches around typical air-cooled units, and no storage of combustible material near the muffler. Your exact installation manual overrides my general numbers.
4. Test the Battery and Charger
Most no-start calls are actually dead batteries. Standby generators sit idle for weeks, and the trickle charger has to keep the battery ready. If you want to know how to check for battery drain with a multimeter, this is the sequence I use:
- Turn the generator off and remove the negative battery cable.
- Set the multimeter to DC amps.
- Connect the red lead to the battery negative post and the black lead to the negative cable you removed. The meter is now in series with the battery.
- Wait 10 minutes for the controller to go to sleep.
- Read the current. Under 50 mA is normal. If it reads 100 mA or more, there is a parasitic drain.
- Disconnect the meter leads and reconnect the negative cable.
- Start the generator and measure across the battery posts. Charging voltage should be 13.2 to 14.6 V. If it stays at 12.8 V or less, the charger is not charging.
That simple. It won't tell you if a battery is sulfated or has a dead cell, but it catches a drain and a failed charger. (Mental note: a load tester is the next step before approving a reinstall.)
5. Load Test Before You Pay the Final Invoice
A generator that cranks is not a pass. In our Q1 2024 audit, 3 out of 40 installed systems failed a full-load test. One had a loose neutral in the transfer switch. The generator ran, but it wasn't delivering power to the building. What I mean is: the engine sound fooled everyone until we tested the output.
Run the generator under at least 50% load for 30 minutes. Check voltage at the panel, not just at the generator. Check frequency and gas pressure. If the system drops voltage when a large motor starts, the issue needs to be corrected before you accept the job. Skipping a load test to save the technician's hour is the definition of penny wise, pound foolish. One missed neutral cost us a $2,800 redo. The load test caught it.
6. Document Baselines and Spare Parts
When a service technician walks in five years from now, they should not have to guess the normal operating conditions. Record:
- Model and serial number
- Battery voltage off and running
- Parasitic drain reading
- Gas pressure at no load and full load
- Output voltage under load
- Oil and filter part numbers
- Air filter size and part number (a 20x36x1 replacement is available locally, but the OEM part matters for warranty)
This baseline also helps when comparing service quotes. If a technician says the charger is weak but your baseline says 14.2V at commissioning, you know which claim to question.
7. Avoid These Common Cost and Maintenance Mistakes
- Buying a 22kW because it's the most quoted size. A 20kW Generac generator may be enough and can save $1,000 to $2,000 installed, but only after a load calculation says so.
- Using a high-MERV 20x36x1 filter in a generator air intake. More filtering is not better when it starves the engine.
- Skipping the parasitic drain test. A 150 mA draw can kill a battery in about two weeks.
- Accepting a quote without line items for permits, gas piping, and transfer switch. That is where cost overruns live.
- Assuming a 12k portable generator can be run inside a garage. It can't. Carbon monoxide poisoning is real, and it's silent.
If you're comparing brands, I look at spec sheets and dealer service capability, not the badge. Generac, Kohler, and others all make reliable equipment when installed correctly. The contract and the commissioning process decide whether you get a system that works when you need it.
